The
appraisal fee must always be paid to the service
provider (RAM or the appraiser, whichever the case may be).
The
appraisal fee cannot be paid to a Processor, Lender, or Broker...this causes a
TIL and Itemization of Finance issue.
There is a "system flaw" in GMOS...if the Appraisal fee is not paid
to the service provider, it should be included in the APR and listed on the
Itemization.
However, GMOS will not do this (system limitation)...SO, the appraisal fee must
always be paid to the provider.
If
the Broker/Processor prepays for the appraisal on their own, the only way to
get reimbursed is to include the fee in their origination charge.
This
fee will not be separated on the HUD, rather will be paid to the broker through
the HUD
